To become an investor with Apta, follow these steps:
As with any investment, real estate comes with risks, including market fluctuations, economic conditions, and property-specific issues.
However, we aim to mitigate these risks through conservative underwriting, strategic acquisitions, diversified portfolios, and experienced management. As a result, over 20 years of investing experience, none of our investors have lost money and every deal has been profitable.
We understand and respect the value of your time and are committed to only sending you pertinent information. Our communications will focus on important updates and essential details regarding your investments. Rest assured, we won’t clutter your inbox with unnecessary emails.
To invest with Apta, investors must meet the SEC’s criteria for being an accredited investor. Generally, you qualify if you meet one of the following:
For more details, you can visit the SEC’s full guidelines here.
An entity qualifies as an accredited investor if it is wholly owned by accredited investors.
Apta provides a standard accreditation letter that can be signed by a CPA, attorney, or financial adviser. If needed, you can also verify through verifyinvestor.com.
Apta Investment Group’s opportunities are under SEC rule 506(c) and 506(b). The 506(c) opportunities requires that Apta verify each investor’s accreditation status. Investors must provide written certification from a licensed professional (attorney, CPA, investment adviser, or broker/dealer) attesting to their accreditation. The 506(b) opportunities allow for self accreditation.
The subscription documents are a set of legal agreements required to invest in Apta’s offerings. These documents ensure that you have all the necessary information to make an informed decision about the investment.
After the introductory call, you will receive access to our secure investor portal, where you can review the full subscription package. After reviewing the materials, you can easily e-sign the documents directly through the portal. After signing, our team will provide the next steps for funding your position.
Funding your investment depends on the specific offering. In some cases, you may be required to send your capital immediately after signing the subscription documents. In other instances, Apta will issue a capital call, notifying you when to send your investment funds.
The timing will be outlined in the offering materials, and we’ll keep you informed throughout the process.
Apta’s investments are generally illiquid, meaning investors should plan to hold their investment for the full duration specified in the Private Placement Memorandum (PPM).
Exiting an investment before the end of the hold period is handled on a case by case basis and is not guaranteed. It’s important to review all terms before committing to ensure your investment aligns with your long-term financial strategy.
Apta partners with 37th Parallel to co-invest in large apartment complexes. This collaboration enables Apta to tap into 37th Parallel’s depth of market knowledge and proven track record, focusing on high-growth U.S. markets to maximize returns for our investors.
A Schedule K-1 form reports your share of the partnership’s income, deductions, and credits. As a fractional real estate owner, this form allows you to fully benefit from tax advantages such as depreciation and deductions, which can reduce your taxable income.
Our goal is to finalize K-1 forms by April 15 of each year. However, due to dependencies on external reporting or other requirements, there might be a delay. In this case, you may be required to request one or more extensions for filing your federal, state, or local tax returns.
