The facility was purpose-built in 2016 for Advanced ENT & Allergy, the regional ENT and allergy/immunology practice serving the Southern Indiana and greater Louisville medical community. Advanced acquired the property in May 2016 as part of a long-term medical office strategy focused on purpose-built, single-tenant facilities occupied by established physician practices. The acquisition was directly sourced and structured as a long-hold income asset. Advanced ENT & Allergy was the tenant from inception.

The investment thesis was built on three factors. Second, the tenant: Advanced ENT & Allergy is the dominant ENT and allergy practice in the New Albany submarket, with a referral network that extends across the Ohio River into Louisville and a patient base that grew steadily through the hold period. Third, the location: positioning across Daisy Lane from the 248-bed Baptist Health Floyd Hospital, with direct I-265 access to the broader Louisville metro, made this site one of the most strategically located outpatient facilities in the corridor.

In 2025, the property was sold as part of a three-property Advanced ENT portfolio to an institutional medical office buyer. The asset was successfully realized after nearly a decade of ownership.
