Haven North East is a 240-unit multifamily community located in Atlanta, Georgia, within the Atlanta MSA. Built in 2007, the property sits in the northeastern Atlanta submarket, one of the most economically active corridors in the metro, offering residents proximity to major technology, healthcare, and financial services employers alongside the lifestyle amenities that have driven sustained population growth into this part of the city.

Haven North East is held within APTA 37P Fund I, a multifamily fund co-managed by Apta Investment Group and 37th Parallel Properties. The property was acquired in July 2021 and has been actively managed through a series of significant capital and operational improvements. In October 2024, the team completed a successful cash-out refinance, transitioning the asset from floating to fixed-rate debt and securing a five-year term with full-term interest only payments, providing rate certainty and improved cash flow consistency for the remainder of the hold period.

Atlanta is one of the Southeast’s most dynamic major metros, anchored by a diverse employment base spanning technology, film and media, logistics, healthcare, and financial services. The northeastern Atlanta submarket benefits from its position between Buckhead, Midtown, and the perimeter employment corridor, drawing renters from one of the metro’s highest-income and most educated workforce concentrations. Consistent population growth, a chronic undersupply of quality rental housing, and strong in-migration from higher-cost metros continue to support the submarket’s long-term rental demand outlook.

The business plan focuses on stabilizing operations under a new property management team installed in December 2024, driving occupancy growth, and capturing continued positive rent growth through the fixed-rate hold period. In 2024, the team completed LED exterior lighting upgrades, new sidewalk infrastructure at the trash compactor, pool equipment replacements, and 19 Rent & Design unit upgrades. The refinancing to fixed-rate debt significantly improved the asset’s distribution capacity and positions Haven North East as the fund’s strongest distribution performer.

Haven North East is an active holding within APTA 37P Fund I. This investment was offered exclusively to accredited investors through Apta Investment Group’s investor community. The fund is currently in the asset management phase.

Built in 2007, Haven North East offers one and two-bedroom apartment homes across a well-maintained community in the northeastern Atlanta corridor. The Rent & Design unit upgrade program is delivering refreshed interiors throughout the hold period, with 19 renovations completed in 2024 and continued execution planned. Upgraded units feature modern finishes, updated fixtures, and contemporary design consistent with resident expectations in the submarket.

Community amenities include a swimming pool with updated equipment, a fitness center, a clubhouse, and surface parking throughout the property. The northeastern Atlanta location provides residents with convenient access to GA-400, I-285, and the employment, dining, and retail corridors of Buckhead, Perimeter Center, and the broader northeastern metro.
