Haven North East is held within APTA 37P Fund I, a multifamily fund co-managed by Apta Investment Group and 37th Parallel Properties. The property was acquired in July 2021 and has been actively managed through a series of significant capital and operational improvements. In October 2024, the team completed a successful cash-out refinance, transitioning the asset from floating to fixed-rate debt and securing a five-year term with full-term interest only payments, providing rate certainty and improved cash flow consistency for the remainder of the hold period.

In 2024, the team completed LED exterior lighting upgrades, new sidewalk infrastructure at the trash compactor, pool equipment replacements, and 19 Rent & Design unit upgrades. The refinancing to fixed-rate debt significantly improved the asset’s distribution capacity and positions Haven North East as the fund’s strongest distribution performer.
